Why freeze–thaw decides how masonry is built here

In plain terms

In our climate, water that soaks into masonry and then freezes is the main thing that breaks it. Good drainage, the right mix, and proper joints are what make work last — not just how it looks on day one.

Middlesex County runs through dozens of freeze–thaw cycles every winter. Water finds its way into a hairline crack or an open joint, freezes, expands, and pries the masonry apart a little more each time. That's why the parts you can't see matter as much as the face you can.

  • Drainage first — base prep, slope, and gravel so water leaves instead of pooling
  • The right mortar and mix for the material and the load it carries
  • Tight, tooled joints and sealed crowns that shed water rather than hold it

There's no single "best" material. The right choice depends on the look you want, where it sits, and how it'll be used. Here's how we usually talk it through with homeowners.

Hiring well

What to look for in a masonry contractor

Short answer

Good masonry is judged by the parts you don't see — prep, drainage, footings, and joints. Ask how a contractor handles those, and look closely at finished joints and lines.

Masonry is one of those trades where the difference between "looks fine now" and "still solid in fifteen years" is mostly hidden. A few things worth asking and checking:

  • Do they prep the base properly? Drainage, compaction, and footings below frost line are what stop heaving and cracking.
  • Are the joints clean and consistent? Tooled, even mortar joints shed water and signal careful work.
  • Do lines stay true? Walls plumb, courses level, patterns consistent — sloppy lines rarely improve with age.
  • Is the scope clear in writing? A real estimate spells out materials, work, and what "finished" means.
  • Do they clean up? A tidy site during and after the job tends to reflect tidy work inside the wall too.
